Step-by-Step Guide to Booking a Home at Brigade Lumina

Step-by-step guide to booking a home at Brigade Lumina, including detailed process, tips, and important considerations for prospective buyers.

Brigade Lumina is an upcoming project by Brigade Group in Chikkabidarakallu on Tumkur Main Road, West Bengaluru. With pre-launch planned in 2025 and launch targeted for August 2025, it’s a good time to understand the booking journey. Here’s a clear, easy guide that follows the usual flow from first inquiry to possession.

1) Initial Inquiry and Project Information

Start by reaching out through Brigade’s official channels or visiting the sales gallery. Ask for the latest brochure, master plan, draft floor plans, price ranges, and payment options. Also check the Karnataka RERA website for the project/phase name, approvals, and timelines.

2) Site Visit and Location Evaluation

Do a physical or virtual site visit. Review access to Nagasandra (Green Line) Metro, Tumkur Road connectivity, and nearby daily needs like schools, clinics, and stores. If sample plans or mock-ups are available, walk through them to understand room sizes, light, and ventilation.

3) Unit Selection

Choose between 2 BHK & 3 BHK homes (about 1,100–1,600 sq ft, as shared). Pick by floor, view, orientation, and budget. Ask the sales team for a clear, all-inclusive estimate: base price, floor-rise/parking/clubhouse or corpus charges (if applicable), GST, stamp duty, and registration.

4) Expression of Interest (EOI)

If you want early access, you can submit an EOI. This is not a final booking. It usually involves a small, refundable/adjustable token as per the developer’s written policy. It helps you stay first in line for detailed updates and launch-day choices. Always read the EOI terms (amount, refund timelines, and how priority works).

5) Documentation and KYC

Provide standard KYC and income documents (PAN, Aadhaar, address proof, photos, bank statements/salary slips/ITR as applicable). Review the draft Agreement to Sell/Agreement for Sale, including the payment plan, construction milestones, and the indicative possession timeline (target December 2030, ~5 years to complete).

6) Booking Amount and Agreement Signing

Once you’re satisfied, proceed with the booking amount as per policy (often around 10%, but it can vary). Sign and register the Agreement for Sale in line with RERA guidelines. Keep copies of every receipt, annexure, and cost sheet.

7) Home Loan Processing

If you’re taking a loan, submit financial documents to your bank. Lenders will do legal and technical checks. After sanction, the bank disburses funds as per the construction-linked schedule stated in your agreement.

8) Payment Schedule and Construction Updates

Expect a construction-linked payment plan, where each instalment is tied to a specific milestone. Track progress through official emails/SMS/portal updates and periodic site visits. Save every payment receipt and milestone notice.

9) Final Payment and Possession

At completion, pay the balance amount along with stamp duty, registration, and maintenance/deposit (as applicable). Do a snag inspection, get the handover kit (keys, warranties/manuals), and complete utility transfers. You can then start interiors and plan your move-in.

Quick Project Snapshot

Details can change. Always verify with the latest Brigade brochure and the Karnataka RERA listing before you book.

Follow these steps: enquire, visit, select, submit EOI (if you wish), complete KYC, book, arrange finance, track milestones, and take possession. This keeps the process transparent, organized, and stress-free.
